jacaranda1Cushman & Wakefield is responsible for the management of one of the most modern, efficient and sustainable commercial buildings in São Paulo: the Jacarandá Berrini, in Brooklin Novo. With 12,172m² in offices and 29,000m² of total area, the building is LEED Core & Shell Gold certified and is provided with the most modern building intelligence systems, besides its sustainability. “With such infrastructure we managed to implement the best practices in property management, leveraging all of our expertise in this segment”, says Cezar Calabró, Regional Manager of Operations.

Owned by OPI2 Empreendimentos Imobiliários, the Jacarandá Berrini has six floors and three underground parking floors, and is located near train stations and Marginal Pinheiros. “This is the first contract we have entered with Cushman & Wakefield and we selected the company after a bidding process, always considering the quality it currently offers to other buildings in the city”, says Flávio Martins, CEO at OPI2.

The building has a modern security system, with surveillance via CCTV, intelligent elevators, a fourth-generation VRF air conditioning system and four generators for private and common areas. “The whole process is controlled by a central station”, explains Calabró. It is provided with LED lighting, a glass-covered facade for external heat control, a rainwater reuse system, selective collection and bicycle parking. Besides its distinctive architecture and landscaping, other feature of the building is its theater, with a seating capacity of 146. “The space can be used by either dwellers or external renters, since its access is from the outside”, explains Tiago Borges, Manager of Operations.
